Condominium Plat Survey (Vertical Subdivisions)

The condominium has become very popular in Baltimore City in recent years and we have been part of a team on several projects. The team normally consists of surveyors, architects, engineers and lawyers. As a surveyor we are responsible for preparing the Condominium Plans, which get recorded in the Land Records Office. We are responsible for defining what space is being sold. We also are responsible for defining the Limited Commons Areas, and General Common Areas. In preparing the Condominium Plans we have to take external measurements and internal measurements. The condominium unit is a volume of space that is owned. This space has to be defined in 3 dimensions, length, width and height, and having to measure in 3–D does add to the amount of work performed. We are proud to list the following condominium projects and clients that have become a part of this company. Some of the projects are complete and some are in progress.

Project: Ridgely Commons Condominium 657 Washington Boulevard Baltimore City, MD 21230

Status: Completed, see attached plats

Description of project: One existing commercial building was renovated and converted into 4 residential condominium units. A small 2nd building was added to the site which housed 2 residential condominium units. Each unit consisted of 2-3 floors of living space.

Project: Hanover and Fort Condominium 1439 S. Hanover Street Baltimore City, MD 21230

Status: Completed, see attached plats

Description of project: A three unit residential condominium conversion out of 1 existing residential townhouse. Each unit consisted of 3-4 floors.

Project: 5319 Eastern Avenue Baltimore City, MD 21224

Status: In Progress

Description of project: One existing 4 story commercial building is being converted into commercial condominiums. Each unit has not been identified at this time.

Project: 1730 Bank Street Baltimore City, MD 21224

Status: In Progress

Description of project: A residential condominium conversion out of 1 existing townhouse. Each unit has not been identified at this time.
